When you need building permit and when not?
Nowadays more and more homeowners decide to do home renovations. But not everyone knows when the building permit is required and when not. For this reason we would like to discuss some of the typical renovation and remodeling situations. Doing renovation without necessary permit from the city could result in huge fine and even legal action. That’s why it is very important to know for sure, whether building permit needed for the future job.
In general, when we are talking about demolition or construction of new buildings- building permits are required. Same situation with alterations of existing structure of the building. Now let’s look a little bit deeper into more detailed situations. For example basement. Permit is required when adding separate entrance to your basement. Also when you decide to make changes to your electrical and/or plumbing systems, as well as heating systems. In case your basement needs lowering, you will need permit for underpinning and excavating. Now let’s talk on more details about outside improvements. For example deck. If it is more than 2 feet above the ground-permit is required. While constructing new garden shed, solarium, pool house, porch, sunroom, and detached/attached garage-you will also need permit, if the structure is bigger than 10 square meters, or 100 square feet. Permit is also needed in case you decide to enlarge your windows/doors, or when you want to add a wall, or remove a wall. Solar battery systems also need permits. Improving storm-water systems also need a permit. In case you decide to convert your house in multiple dwelling unit, or an office, then you need a permit. Constructing new, or widening existing driveway in front of your house requires permit also. When erecting retaining wall higher than 1 meter –permit is necessary. If installing a skylight requires cutting more than one rafter-you will need permit.
Doing renovations or remodeling without necessary permits is considered to be a serious violation. That is why is it always better to be careful and obtain a permit, rather than be sorry and demolish the work that has already been constructed without a permit. Usually it is very costly.
