Typically the price of finishing of the basement depends on the square footage of the area, how complex is the plumbing/drainage and electrical systems as well as HVAC, how much tiling/laminate/vinyl/hardwood flooring is installed, how complex is the layout meaning how many rooms, how much of the trimming and number of doors/windows, etc. Typically for the basic average basement renovation, the cost would be $40-$45 per square foot. Means, let’s say if You have a 1000 S/F basement, the cost will be approximately $40-$45k. But in case the customer wants some extra luxury features- the cost going to be higher.
Kitchen.
The cost of kitchen renovation/remodelling also depends on the kitchen size, the layout, presence of center island, cost of new cabinetry, volume of plumbing and electrical work which has to be done, price of new appliances, etc. Average kitchen in GTA would cost from $7000 to $70000 depending on all of the factors, discussed above.
Bathroom.
Again, very difficult to estimate precisely not seeing the project and not talking to customers. It all depends if plumbing and electrical parts needed to be done or not, vent installation, type of tiling, sink, bathtub/shower installation, etc. Medium size bathroom renovation with standard layout and fixtures would cost between $7000 to $25000.
Home addition.
One of the most cost involving renovation/remodel parts in the house is construction of new home addition. It could be done on the back of the house, or additional storey on top of the house. Typically a turn-on the key finish of home addition would be from $100 to $150 per square foot. Let’s take an average 300 S/F home addition would be roughly $30000 to $45000.
Roofing.
Average house in GTA is covered with asphalt shingles. They need to be changed once in every 15 to 25 years, depending on the area and steepness of the roof. The cost of installing asphalt shingles on top of the existing ones is about $2.5 to $4 per square foot. While install new shingles with prior removing old existing shingles would cost from $3.5 to $6 per square foot. One of the new alternative roofing systems is metal shingles. The cost of the new metal shingling would be round $10 per square foot, but the life span would be minimum 50 years with zero maintenance.
Painting.
This part of the renovation is considered to be the most simple and cheapest way to give Your home a new sophisticated look. It could be done to the interior as well as to the exterior of the house. Average price of painting is $2.50 per square foot just for the walls, another $0.5 per square foot for the ceiling, and another $0.5 per square foot if You decide to paint trim/baseboards/mouldings/doors. Let’s imagine average house that has 2000 S/F with 3 bedrooms, 3 washrooms, 2 kitchen, living/dining, basement, loft, staircase and hallways, 4 closets. The cost would be round $7000.
Flooring.
Installation of new flooring is another way to give your interior a new look without major work involved. Depending on the customer personal taste the choice of flooring materials is huge. The price for installation ranges from just $1 per square foot to $10 per square foot.
